We would like to issue a clarification about the parking restriction in the Hunters Trace Subdivision.
First, our deed restriction regulates parking in the following sections:
6.13. GARAGES. Garage doors must be kept closed, except when vehicles are entering or leaving the Garage. No Garage built specifically for a recreational vehicle, camper, motor home or similar vehicle will be permitted. Such vehicles may be kept on the Lot by an owner only if such a vehicle remains in the permitted garage. Parking of any vehicle on any Lot other than in the Garage, Carport or Driveway is prohibited.

6.39 PARKING VEHICLES. Parking on the paved portion of any roadway not identified as parking areas within the Subdivision shall be permitted for temporary purposes, but in no event shall such parking be overnight or for anything longer than one day. Boats, vehicles, campers, trailers of any kind, or parts or appurtenances of any boats, vehicles, campers or trailers shall not be kept or stored on any lot nearer to the street than the minimum setback lines as set forth in this Declaration, and must be stored behind a fence. No equipment shall be kept or maintained on any Lot in any manner which would detract from the appearance of the Property. No house trailers, mobile homes, buses, commercial vehicles or trucks shall be kept, stored, repaired or maintained on any Lot or servitude or right-of-way in any manner which would detract from the appearance of the Property.
Over the past few months, the board has received numerous complaints about cars parked in violation of the deed restrictions mentioned above. In response, the board, in an effort to provide clarification on the interpretation of this language, offers the drawing on the right as a graphic explanation for this provision. In other words, please stay out of the grass portion of any part of the neighborhood.
Please note that as additional action, the board is voiding all notices sent as a result of CMGT inspection on 02/15/2025.
We would also like to introduce something new about our neighborhood. We now have a website, which you can reach by clicking on the link below

While the website is still partially under construction, we already implemented features that every homeowner will find useful, among which
1) Buttons to easily reach places such as our members portal on CMGT, our Facebook group page, or the HOA email.
2) Our deed restrictions, with a searchable function. We also included the Board resolutions, such as the one you recently received.
3) A FAQ section to answer the most common questions about the neighborhood (e.g., garbage collection)
4) A Tools section with links to report issues around the neighborhood (e.g., reporting a streetlight not functioning).
Another change is the way the board will communicate with homeowners. In addition to physical mail and CMGT emails (which are administered and managed by CMGT), we now have a Gmail account that we will use to send out communication directly and at a faster pace. To receive these emails, please update your email address on the CMGT portal, which is used as the sole information collection point.
For those who are wondering about the cost associated with the website: the HOA is paying a total of $97.05 per year, which equals $0.37 per homeowner per year. This price is currently locked for the next 3 years.
